NOTICE OF PUBLIC HEARING
The Pocono Township Zoning Hearing Board will hold a public hearing on Wednesday,
November 29, 2023, beginning at 5:00 P.M., at the Pocono Township Municipal Building, 112
Township Drive, Tannersville, Pennsylvania 18372. The purpose of the hearing is to consider the
application of Ertle Development, LLC for variances from the following sections of the Pocono
Township Code of Ordinances: (1) § 470-105.I to allow signs to be 20 feet in height instead of the
15 foot maximum; (2) § 470-108.A(1) to allow 2 freestanding signs to exceed 50 SF in size for a
combined sign area of 103.30 SF; (3) § 470-108.A(2) to allow freestanding signs on each road
frontage to equal 51.65 SF instead of the 24 SF maximum; (4) § 470-108.A(3) to allow
freestanding signs to be 20 feet in height instead of the 20 foot maximum; (5) § 470-108.B(1) to
allow one building sign to equal 67.70 SF instead of the maximum of 50 SF and to allow signs to
be located on the building sides not fronting the road providing access to the site, and to allow 5
wall signs instead 1 wall sign maximum; (6) § 470-108.B(6) to allow an additional wall sign where
there is an additional access point to equal 9.02 SF instead of the required 3 SF; (7) § 470.109.1(C)
to allow a sign to be located 8.6 feet from the right-of-way line instead of the required 75 foot
front yard setback; and (8) § 470-108.D(6) to allow the freestanding electronic message sign to
exceed the 150 nits lighting level an hour before sunrise and one hour after sunset.
Ertle Development, LLC owns the subject property, which is located at 3453 Route 611, in
Pocono Township, Monroe County, PA, in the Commercial (C) zoning district. The property is
further identified as Monroe County Parcel ID No. 12.9.1.73 and Map No. 12-6381-00-15-3379.
The complete application is available for inspection (without charge) or copying (for
actual copying costs) at the Township’s office at the address listed above from 8:00 a.m. to 4:30
p.m. Anyone may attend the hearing and those who are affected and have legal standing may
